Although there are no Affordable Homes in the subdivision of Monte Sereno, the City’s Affordable Housing Fund is enhanced every time a home is built.
Miles of walking paths are either built or planned, and owners are afforded an ever changing landscape each time they step out the door and go for a hike.
Lot prices start in the mid $100’s and go all the way up to over $500,000 – depending not so much on acreage, but how many directions you have views and the build-ability of the home site. Association dues are reasonable at $1315 for 2010. Lot sales started in November of 2005 and the first two phases were sold out by the end of 2006. The next release in February of 2006 of 69 homesites saw 58 of them sell the first day! And all of the buyers patiently waited until November and December to close on their lots as the developer finished putting in the roads and utilities.

Currently, over 30 homes are either under construction or completed, with and average price of $1.3 millon to $1.5 range. Builders have included award winning builder/designer Sharon Woods, Dennis Saye, Bryan Marsh of Marsh Homes, Frank Trujillo of Tierra de Zia Construction, 4 time Hacienda Parade of Homes winner Tierra Concepts, as well as many others. Along with Sotheby’s International Realty, I have represented the developer on selling all of the lots, and have the full compliment of plats, CC&R’s, Rules and Regulations, Design Guidelines, Homeowners Association Annual Budgets and more at my disposal to answer any questions you may have about Monte Sereno.
